Conditions or Reasons:
2) No development shall take place until samples of the materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the details submitted with the application, details of the design and construction of all windows and external doors proposed to be installed (either full manufacturers product details or drawn details, in elevation and section, at an appropriate scale between 1:10 and 1:20) shall be submitted and approved in writing by, the Local Planning Authority prior to any form of development. The approved development shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved development is carried out in a manner that safeguards the significance and traditional character of the associated building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Prior to occupation, a scheme showing off-street parking for all vehicles shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.

Reason: To ensure provision for car parking clear of the highway.
