Conditions or Reasons for Planning Application - CB/24/03007/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; TM/AB/181124/01SP/LP, 100A, 101, TM/AB/140724/01PE RevA, TM/AB/121124/01PS RevA.

Reason: To identify the approved plan/s and to avoid doubt.
3) The replacement tree, as shown on drawing number; CBC-001, shall be implemented by the end of the full planting season immediately following this decision (a full planting season means the period from October to March). The tree shall subsequently be maintained in accordance with the approved drawing and if the tree were to die or be destroyed during this period, it shall be replaced during the next planting season.

Reason: To ensure an acceptable standard of landscaping (Policy EE4 of the CBLP, Sections 12 & 15, NPPF).
4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing number; TM/AB/140724/01PE RevA.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials in the interests of the visual amenities of the locality (Section 12, NPPF).
