Conditions or Reasons for Planning Application - CB/24/03256/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, number CBC.001.

Reason: To identify the approved plan/s and to avoid doubt.
3) The removal and infilling of the ATM installations hereby permitted shall be carried out in the following materials, as annotated and located on drawing number CBC.001:

Handmade red multi-tonal stock bricks, imperial size (approx. 68mm height), with a lightly textured finish. The bricks are to be laid in Flemish bond, consistent with the existing brick coursing at that location. Lime mortar is to be used, composed of NHL 2.5 lime with a blend of sharp sand and soft sand (ratio 1:3), lightly tinted to match the existing pointing colour.

Handmade blue multi-tonal stock bricks, imperial in size and with a similar textured finish to the red multi-tonal stock bricks. The bricks are to be laid in stretcher bond to reflect the adjacent bond pattern. Lime mortar is to be used, composed of NHL 2.5 lime with a blend of sharp sand and soft sand (ratio 1:3), lightly tinted to match the existing pointing colour.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects.

4) Notwithstanding the details submitted with the application the works hereby approved and any associated works of internal and external 'making good', including brickwork,
timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials and detailing as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located.
