Conditions or Reasons:
1) Due to the siting, scale, form and design of the proposed replacement dwelling it would be disproportionately larger than the dwelling it replaces. The proposal does not form high quality development and would cause harm to the character and appearance of the area including the intrinsic character and appearance of the open countryside, as such would be contrary to policies DC2, HQ1 and SP7 of the Central Bedfordshire Local Plan (2021) and National Planning Policy Framework (2021).
