Conditions or Reasons:
1) The proposed rear extension would appear as an overly large addition to the host dwelling by reason of its scale, siting, height, design and overall bulk. The development would appear overly dominant and not a high quality, subservient addition to the main property, resulting in harm to the character and appearance of the area, and host dwelling. This will be in conflict with Planning Policy HQ1 in the Central Bedfordshire Local Plan 2021, Chapter 11 of the CBC Design Guide SPD (2023) and Section 12 of the NPPF (2024).
2) The proposed dwelling, due to its limited separation from the shared boundary, in conjunction with the bulk and height of the proposal in its siting; would result in a harmful overbearing impact on the private rear amenity space of neighbouring dwelling No.65 Holland Road. The proposal, due to its proximity to neighbouring property No.65 Holland Road and the inclusion of rooflights overlooking this property, would result in a significant loss of privacy to this neighbouring property. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 11 of the Central Bedfordshire Design Guide (2023) and Section 12 of the NPPF (2024).
