Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

98-201 Rev P01 Existing first floor plan
98-202 Rev P01 Existing roof plan
98-210 Rev P01 Existing front elevation
98-211 Rev P01 Existing side elevation
98-212 Rev P01 Existing rear elevation

100-200 Rev P01 Proposed ground floor plan
100-201 Rev P01 Proposed first floor plan
100-202 Rev P01 Proposed roof plan
100-210 Rev P02 Proposed front elevation
100-211 Rev P02 Proposed side elevation
100-212 Rev P02 Proposed rear elevation

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials as described on drg nos 100-210 Rev P02 Proposed front elevation, 100-211 Rev P02 Proposed side elevation and 100-212 Rev P02 Proposed rear elevation.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.
