Conditions or Reasons for Planning Application - CB/24/03385/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers SE3499, SE3499/1A.

Reason: To identify the approved plans and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified on drawing number SE3499/1A.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

4) Floor levels within the proposed development shall be set no lower than existing floor levels and the flood proofing / resilience and resistance techniques set out within the completed document 'Householder and other minor extensions in Flood Zones 2 and 3; Guidance Note' by the Environment Agency shall be implemented prior to first use of the extension.

Reason: In the interests of preventing increased risk of flooding.
