Conditions or Reasons:
1) The proposed development if allowed would lead to the creation of an additional and unacceptable conflict point on a heavily trafficked 'A' class road. It fails to provide safe and convenient access and would create hazards to other road users. This would be contrary to Policy T2 of the Central Bedfordshire Local Plan (2021), Section 9 of the NPPF (2024), and Section 7 of the Central Bedfordshire Design Guide (2023).
