Conditions or Reasons for Planning Application - CB/24/03446/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its scale, appearance and dominance within an otherwise verdant open street scene, would cause harm to the character and appearance of the area, which is contrary to Policy HQ1 of Central Bedfordshire Local Plan (2021), the NPPF (2021) and Central Bedfordshire Design Guide (2023).
2) The proposal, if permitted, would compromise the function of the highway and would obstruct the pass and repass of highway traffic and is likely to obstruct the access to utilities within the public highway and create poor driver/pedestrian visibility, contrary to Policy T2 of the Central Bedfordshire Local Plan (2021), the NPPF (2024) and the Parking Standards for Residential Development SPD (2023).
