Conditions or Reasons for Planning Application - CB/24/03459/FULL
Conditions or Reasons:
1) The proposed two storey side extension would not be set back from the front elevation or set down from the main ridge of the host dwelling to achieve the required level of subservience to ensure a high quality design. The design of the proposal is not considered to be of high-quality, and would be deemed contrary to Section 12 of the NPPF (2024), Policy HQ1 of the Central Beds Local Plan (2021) and Section 11 of the Central Bedfordshire Design Guide (2023).
2) The proposal, due to it's proximity to neighbouring properties No.23 Linmere Walk, and the inclusion of a first floor window overlooking this property, would result in a significant loss of privacy to this neighbouring property. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 11 of the Central Bedfordshire Design Guide (2023) and Section 12 of the NPPF (2024).
3) The proposed development would fail to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway. The proposal would therefore be contrary to Local Plan policies T2 and T3 and the council's Parking Standards in New Developments SPD.
