Conditions or Reasons:
1) The proposed development due to its bulk, scale and massing would result in an undesirable and unacceptable form of development which would overly dominate the property, and as such it would have an adverse impact on the host dwelling and wider character of the area contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
