Conditions or Reasons for Planning Application - CB/24/03478/FULL
Conditions or Reasons:
1) The proposal, due to its siting, scale and design, would be detrimental to the residential amenities of the adjoining neighbouring property at No.71 Northfields. The extension would result in an unacceptable loss of light to rear facing windows serving habitable rooms. In addition to this the extension would create of a sense of overbearing impact upon habitable rooms and the private amenity area of the adjacent property. The proposal is therefore contrary to the principles of good design as set out in Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and the Section 11 of the Central Bedfordshire Design Guide.
2) The proposal, due to its minor separation from the shared boundary, in conjunction with the bulk and height of the proposal in its siting; would result in a harmful overbearing impact on the private rear amenity space of neighbouring dwelling No.1 Northfields. The proposal, due to it's proximity to neighbouring property No.1 Northfields, and the inclusion of the ground floor rear window overlooking this property, would result in a significant loss of privacy to this neighbouring property. The proposal is therefore contrary to the principles of good design as set out in Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and the Section 11 of the Central Bedfordshire Design Guide.
