Conditions or Reasons:
1) The proposed development represents an inappropriate, urbanising overdevelopment of the back-land site that would reduce the openness of the surrounding area. This is compounded by the inappropriate design, which cumulatively, would result in the development appearing out of keeping with the surrounding character, pattern, and grain of development in the area. The proposal is thereby contrary to the objectives of Policies HQ1 and HQ8 of the Central Bedfordshire Local Plan (2021), Section 6 of the Central Bedfordshire Design Guide (2023) and the objectives of the National Planning Policy Framework (2024).
