Conditions or Reasons:
1) The proposed development would result in the irreversible loss of an important parcel of green open space, which forms an important historical role as community space serving residents of Olympus Road, Avon Road and Derwent Road. The open space forms an integral part of the character of the area, and therefore the loss of the space would cause harm to the historic character of the site. In addition, the appearance, design and dimensions of the surrounding properties are very similar with a set character and appearance. Therefore, whilst the proposed plans are indicative, it is not considered that the proposed development can deliver 6 No. dwellings on the site, which would be inkeeping with the design, appearance, dimensions and scale of the surrounding properties. As such, the proposal would cause harm to the character and appearance of the area and would conflict with policies HQ1 and HQ8 of the Central Bedfordshire Local Plan.
