Conditions or Reasons:
1) The proposed development would constitute inappropriate development within the Green Belt, resulting in harm to the purposes of the Green Belt, the harm would not be clearly outweighed by other considerations that can be considered very special circumstances in this instance. The proposal would cause significant harm to openness of the Green Belt and would be contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021) and Section 13 of the National Planning Policy Framework (2024).
2) Due to the siting of the proposal within open countryside and the loss of the adjacent hedgerow, the proposal would fail to mitigate the visual intrusion of the scale and massing of the building proposed resulting in a harmful visual impact on the open countryside and Chilterns National landscape contrary to Policies SP7, HQ1, EE4 and EE7 of the Central Bedfordshire Local Plan (2021), Section 11 of the Central Bedfordshire Design Guide (2023) and Section 12 and 15 of the NPPF.
