Conditions or Reasons:
1) The proposed development would have a detrimental effect on highway safety and patterns of movement, with inappropriate access and parking provision contrary to the aims of Policies T2 and T3 of the Local Plan, the Parking Standards for New Developments SPD and Section 9 of the NPPF.
2) The proposed development would result in insufficient private garden amenity for current and future occupants of No.58A Osborn Road. The proposal would conflict with the garden space standards outlined within Chapter 11 of the Central Bedfordshire Design Guide and provide unacceptable outdoor amenity space in conflict with Policy HQ1 of the Local Plan and Section 12 of the NPPF.
