Conditions or Reasons for Planning Application - CB/24/03573/FULL
Conditions or Reasons:
1) The proposed extension, due to its significant width and height, would not represent a subservient addition to the original dwelling or relate well to it. As such, the proposal is contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
2) The proposed extension, due to part of it being readily visible within the street scene, would have a detrimental impact on the symmetrical aesthetic of the property and the surrounding dwellings. As such, the proposal is not considered to constitute high quality design and is in discordance with Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
3) The proposal, due to its height and proximity to the attached neighbouring property, would result in an unacceptable loss of sunlight and would have an overbearing impact. Due to this, the proposal would be discordance with Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
