Conditions or Reasons for Planning Application - CB/24/03631/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Work shall be undertaken according to the Schedule of Flood Alleviation Works submitted. Any variation from the proposals specified will require confirmation in writing from the local planning authority, for which a separate consent may be necessary.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16).
3) Prior to construction of the plinth wall, or installation of the paved finishes, samples of the proposed masonry types and mortars are to be provided to the local authority for agreement in writing.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16).
4) Prior to their reinstallment, details of the proposed railing finishes and the extent of replacement are to be agreed in writing with the local authority.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16).
5) A photographic recording of the existing railings prior to alteration is to be undertaken and incorporated within the ongoing building recording of Priory House as a whole. Following dismantlement and analysis of the railings, this recording shall be updated with the relevant findings.

Reason: To ensure that the special interest of the Listed Building is recorded for posterity (NPPF Section 16).
