Conditions or Reasons for Planning Application - CB/24/03637/FULL
Conditions or Reasons:
1) The proposed development would, because of its size and siting, be out of character with the existing dwelling and other similar properties in the locality, and therefore harmful to the visual amenities of the streetscene and of nearby residents. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
2) The application site is too restricted in size for the proposed development which would appear cramped in relation to adjoining buildings. This would result in an unacceptable overdevelopment of the site to the detriment of the character and appearance of the area. The proposal is therefore contrary to the principles of good design set out in Policy HQ1 of the Central Bedfordshire Local Plan, and the Central Bedfordshire Design Guide.
3) Adequate provision cannot be made within the site for the parking of vehicles clear of the public highway to the detriment of the safety and convenience of users of the highway; as such the proposal is contrary to Policies T2 and T3 of the Central Bedfordshire Local Plan.
