1) The proposal would constitute a material change to planning permission ref: CB/CB/24/00179/FULL for the following reasons:

Facilitating the proposed shower would require using space from the garage, resulting in a partial garage conversion. As this alteration is unrelated to the approved application for the rear extension, it cannot be considered a non-material amendment. However, this type of conversion may be permissible without planning permission under permitted development rights.

The application is hereby refused. If you require a formal determination on whether the proposed development is lawful and does not require planning permission, you are advised to submit an application for a proposed lawful development certificate.
