Conditions or Reasons:
1) The canopy structure, by reason of its unsatisfactory design and finish, appears as a jarring and awkward makeshift add-on to the existing building and would have a harmful impact on the character and appearance of the area, in conflict with Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the National Planning Policy Framework (2024) and Section 11 of the Central Bedfordshire Design Guide (2023).
