Conditions or Reasons for Planning Application - CB/24/03731/FULL
Conditions or Reasons:
1) The proposed extension and associated works, due to the scale, design and siting would fail to preserve the special character of the Grade II Listed Building and its setting. The proposal would lead to less than substantial harm to its significance that would not be outweighed by public benefits. The proposal would therefore be contrary HQ1 and HE3 of the adopted Local Plan (2021), Chapters 5 and 11 of the Design Guide (2023) and the NPPF (2024). The proposal would fail to satisfy the provisions of Section 66 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as supported by the aims of Section 16 of the NPPF.
