Conditions or Reasons:
1) The proposed two storey side extension by virtue of its roof form and design would result in a convoluted appearance which would not relate well to the host dwelling and would be of poor quality design which would be detrimental to the character of the host dwelling and wider character of the area. Moreover, the proposed two storey side extension, due to its siting adjacent to the shared boundary with No. 18 Brierley Close would result in the property spanning boundary to boundary. It would also result in an overbearing impact to the occupants at No. 18 Brierley Close. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
