Conditions or Reasons:
1) The proposed carport, by reason of its siting, form and design would result in a overly prominent and intrusive addition within the streetscene which would be out of character and appearance with the surrounding area. Moreover, the proposal would be sited in close proximity to the neighbouring property and would result a harmful loss of outlook and overbearing impact for the occupiers of the neighbouring dwelling No 38 Fieldfare. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policy HQ1 of the Adopted Local Plan 2021, the Central Bedfordshire Design Guide (August 2023) and Section 12 of the National Planning Policy Framework (2024).
