Conditions or Reasons for Planning Application - CB/25/00047/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to works commencing, full details and specifications of the proposed gate, including materials and finishes, shall be submitted to the local planning authority for approval in writing.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building. (NPPF Section 16)
3) This consent relates only to the details shown on the submitted plans, numbers 1001 rev. D 'Proposed Automation of Existing Pedestrian Gate - SHEET 1', 1001 rev. B 'Proposed Automation of Existing Pedestrian Gate - SHEET 2', 1002 rev. B 'Site Location and Block Plan Proposed Automation of Existing Pedestrian Gate'.

Reason: To identify the approved plan/s and to avoid doubt.
