Conditions or Reasons:
1) By virtue of the overall scale of the part two storey rear extension, together with the proximity of built form to the boundary with No. 34 Churchfield Road, the part two storey rear extension would result in an undue overbearing impact and a loss of light, significantly harmful to the amenity enjoyed by occupiers of 34 Churchfield Road. Therefore, the proposal is in direct conflict with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
