Conditions or Reasons:
1) The proposed summer house represents inappropriate development within the South Bedfordshire Green Belt, which is, by definition, harmful to the Green Belt. Very special circumstances have been put forward; however, the identified harm would not be outweighed. The proposal therefore represents inappropriate development, harmful to the openness of the South Bedfordshire Green Belt. The proposal is therefore considered to be contrary to Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the National Planning Policy Framework.
