Conditions or Reasons:
The proposed extensions, by nature of the size in comparison with the original dwelling, would result in a disproportionate extension in a Green Belt location where restrictive planning policies apply; as such the proposal is contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan (2021) and Chapter 7 of the Central Bedfordshire Design Guide.
