Conditions or Reasons:
4) Prior to development, full details of the pile and beam foundation, to be used in the construction of the rear extension, shall be submitted to the Local Planning Authority for
approval. The foundation shall be designed by an appropriately qualified structural engineer, with the purpose of minimising disturbance to existing ground levels, and shall also include a Construction Method Statement that mitigates damage to roots by incorporating hand-digging techniques throughout the course of the foundation construction. The approved Foundation Construction Design and Construction Method Statement shall then be implemented in strict accordance with the required sequence of operations.

Reason: To minimise damage to the designated Root Protection Area of the large, mature Wellingtonia tree, where the proposed foundation of the rear extension is to encroach into this area, in order to maintain tree health, root stability and amenity value.
