| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
CBC.001 CBC.002 03 04 05
Reason: To identify the approved plan/s and to avoid doubt. |

The proposed development hereby approved shall not be used after the hours of 10pm Sundays - Thursdays, and 11pm on Fridays and Saturdays, including Bank Holidays.
Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy. (Section 12, NPPF) |

External artificial lighting at the development shall not exceed lux levels of vertical illumination at neighbouring premises that are recommended by the Institution of Lighting Professionals in the 'Guidance Note for the Reduction of Obtrusive Light'. Lighting should be minimized, and glare and sky glow should be prevented by correctly using, locating, aiming and shielding luminaires, in accordance with the Guidance Notes. Lighting colour shall be warm in appearance and not exceeding a temperature of 3000 kelvin (K). Approved details shall be implemented prior to occupation of the development and thereafter be permanently retained with the exception of specific changes to the lighting details that are requested by the Local Planning Authority in writing to address statutory nuisance.

The external sound level (Rating Level) from the premises shall not exceed the lowest existing background sound level by at least in order to prevent any adverse impact. The assessment shall be made in accordance with BS4142:2014 at the nearest and/or most affected noise sensitive premises, with the premises operating together at full capacity. Approved details shall be implemented prior to use of the development and thereafter be permanently retained with the exception of specific changes to the noise controls that are requested by the Local Planning Authority in writing to address statutory nuisance.

No loudspeakers or other amplifying equipment shall be used at any time within the pergola or extended seating/dining area hereby approved.

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed on drawing numbers 04 and 05.
