Conditions or Reasons for Planning Application - CB/25/00258/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers CBC-001, CBC-002, CBC-003, CBC-004- CBC-005, CBC-006, CBC-007, CBC-008, CBC-009, CBC-010, CBC-011, CBC-012, CBC-013

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those detailed in drawing numbers CBC-001, CBC-002, CBC-004, CBC-006, CBC-008, CBC-011, CBC-012.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match those detailed in drawing numbers CBC-001, CBC-002, CBC-004, CBC-006, CBC-008, CBC-011, CBC-012 in the interests of the visual amenities of the locality.

4) Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used historically in the existing building, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16).
