Conditions or Reasons for Planning Application - CB/25/00289/FULL
Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt and the proposed extension would by virtue of its scale, massing and bulk result in a dwelling extended to a disproportionate degree. The proposal therefore represents inappropriate development, causing harm to the openness of the Green Belt which is contrary to Policy SP4 of the Local Plan, Section 13 of the NPPF and Section 11.32 of the Central Bedfordshire Design Guide.
2) The proposed development by virture of the scale, design and massing would result in an extension that would dominant and overwhelm the host dwelling, such that the existing character of the host dwelling would be lost. In addition, the proposal would appear at odds with the existing grain of development, resulting in a detrimental impact on the character and appearance of both the host dwelling and the surrounding area contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
3) The proposed development by virtue of its design, height and proximity to the boundary would result in a detrimental loss of light and overbearing impact on 56 Sharpenhoe Road, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
