| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This consent relates only to the details shown on the submitted plans, numbers 1324-L1, 1324-L2, 1324-L3A, 1324-B1A, 1324 B2B.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to works commencing, a full schedule of works, detailing the method of construction of the rear opening and associated works to the roof in addition to reconstruction of the rear elevation wall, shall be submitted to the local authority for approval in writing. This should include details of dismantling any existing sections of wall and roof as well as methods of protecting the remaining historic fabric.
Reason: To ensure that the proposed work is carried out in a manner that safeguards the historic fabric of the Grade II Listed Buildings and their significance (NPPF Section 16) |

Prior to works commencing, full details of the junctions of the proposed dormer and canopy shall be submitted to the local authority for approval in writing.
Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16) |

Prior to works commencing, full details of all proposed materials and finishes, including the dormer glazing, mortars, rainwater goods, and brickwork and bonding, shall be submitted to the local authority for approval in writing.

Prior to works commencing, full details of the proposed door and rooflight, including joinery, glazing, finishes and ironmongery, shall be submitted to the local authority for approval in writing. This should include details of the existing door for comparison.
