Conditions or Reasons for Planning Application - CB/25/00309/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 01, 02B, Arboricultural Impact Assessment January 2025 (OAS -24-279-AR01 Rev A).

Reason: To identify the approved plan/s and to avoid doubt.
3) All external works hereby permitted shall be carried out in materials as shown on drg no 02B.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

4) The development hereby permitted shall be carried out in accordance with the recommendations as set out in Section 3.6 and shown on drg no OAS 24-279-TS03 'Tree protection plan' in the Arboricultural Impact Assessment January 2025 (OAS -24-279-AR01 Rev A).

Reason: To safeguard the existing trees on the site in the interests of visual amenity.
