Conditions or Reasons:
1) The proposal, due to its bulk, scale and close proximity to the surrounding neighbouring properties, notably 1, 2, 3 and 4 Morris Gardens, would result in an unacceptable overbearing impact on these properties, presenting an un-neighbourly form of development. The proposal would therefore be contrary with Policy HQ1 of the Central Bedfordshire Local Plan, and Section 11 of the Central Bedfordshire Design Guide.
