Conditions or Reasons:
3) No demolition works shall take place in connection with any existing building within the site and no building hereby approved shall be first occupied until a European Protected Species Mitigation Licence approved by Natural England with detailed method statement of mitigation and compensation measures for bats roosting in the existing building has been submitted to and approved in writing by the Local Planning Authority.

Thereafter the mitigation and compensation measures shall be carried out in full accordance with the approved details prior to the demolition of any of the buildings which shall take place within 6 months of the Local Planning Authority's approval of the details reserved by the condition, or an alternative timetable as may be agreed in writing by the Local Planning Authority.

Reason: To design out crime, and to safeguard protected species in accordance with Policies HQ1, EE2 and EE3 of the Central Bedfordshire Local Plan, Policy BGS1 of the Biggleswade Neighbourhood Plan, the NPPF, Natural England Standing Advice, The Natural Environment and Rural Communities Act 2006, Habitats and Species Regulations 2017, and Habitats Directive.
