Conditions or Reasons for Planning Application - CB/25/00359/FULL
Conditions or Reasons:
1) The design, by virtue of the front and rear dormers, and introduction of a gable end roof extension would result in a visually disproportionate addition to the host dwelling. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt. This would be contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021), Section 13 of the NPPF, and Section 11 of the Central Bedfordshire Design Guide (2023).
2) The proposed roof extension and front and rear dormers would result in an unacceptable and convoluted roof form. The increased bulk, scale and massing would not relate well to the host dwelling, which would not result in a high quality development which would be detrimental to the character and appearance of the dwelling. This would be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF, and Section 11 of the Central Bedfordshire Design Guide (2023).
