Conditions or Reasons for Planning Application - CB/25/00392/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its scale, bulk, siting and unsympathetic design would appear unduly intrusive within the street scene, causing significant harm to the visual amenity of the area. The proposal would not relate to the surrounding built form and would therefore conflict with Section 12 of the NPPF (2024), Policy HQ1 of the Central Beds Local Plan (2021) and Chapter 11 of the Central Bedfordshire Design Guide (2023).
2) The proposal, due to it's proximity to neighbouring property No.29 Heronslee, and the inclusion of first floor windows overlooking this property, would result in a significant loss of privacy to this neighbouring property. The proposal is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 11 of the Central Bedfordshire Design Guide (2023) and Section 12 of the NPPF (2024).
