Conditions or Reasons for Planning Application - CB/25/00400/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Work shall be undertaken according to the Schedule of Works submitted (Rev A03 dated 20 March 2025). Any variation from the proposals specified will require confirmation in writing from the local planning authority, for which a separate consent may be necessary.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16).
3) A photographic recording of the existing lean-to prior to alteration, both internal and external, is to be undertaken and incorporated within the ongoing building recording of Priory House as a whole. This should be undertaken within the guidelines of Section 5.5 (Photographic Survey) of Historic England Guidance Understanding Historic Buildings: A Guide to Good Recording Practice 2016.

Reason: To ensure that the special interest of the Listed Building is recorded for posterity (NPPF Section 16).
4) This consent relates only to the details shown on the submitted plans, numbers 125 EX 001 rev. 4.00 'Existing Site Plan', 125 EX 900 rev. 4.01 'Gift Shop- Existing Roof Plan and Elevations', 25 EX 901 rev. 4.00 'Gift Shop Roof Existing Details', 125 GA 900 rev. 4.01 'Gift Shop- Proposed Roof Plan and Elevations', 125 LG 001 rev. 4.00 'Site Plan (Gift Shop Roof)', 125 RF 500 rev. 4.00 'Gift Shop Roof Proposed', 20350/0/02C1 'Site Location Plan'.

Reason: To identify the approved plan/s and to avoid doubt.
