Conditions or Reasons for Planning Application - CB/25/00437/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from 14th December 2022.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 1324_YPUK_P001 P4 - Site location plan, 1324_YPUK_P004 P4 - Existing elevations, 1324_YPUK_P003 P4 - Existing floorplans and amended by plans:
1495_YPUK_C001 - Technical Plans and Section - P13
1495_YPUK_P002 - Block Plan - P7
1495_YPUK_C002(A) P5
1495_YPUK_C002(B) P2
1495_YPUK_C003 P4

Reason: To identify the approved plan/s and to avoid doubt.
3) The first floor windows in the northern flank elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the northern flank elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF)
4) All external works hereby permitted shall be carried out in materials as shown on drg 1495_YPUK_C001 - Technical Plans and Section - P13 and the external render shall be white unless otherwise agreed in writing with the Local Planning Authority.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

5) The flat roof of the single storey rear extension hereby approved shall not be used as a balcony or for any amenity purpose throughout the life of the development without the formal written approval (via a planning application) of the Local Planning Authority.

Reason: To protect the amenity and privacy of neighbours
