Conditions or Reasons:
1) The proposed dwelling, by virtue of its excessive depth and width, significant scale and bulk and its close proximity with adjacent boundaries; would appear a contrived and unsympathetic addition at the site and an overdevelopment of the plot. Moreover, the complex 'staggered' design exacerbates the bulk, mass and dominance of the dwelling in the streetscene, appearing out of proportion and at odds with dwellings in the local area. As such, the proposed dwelling would not preserve, sustain or enhance the special character and significance of the Clophill Conservation Area, resulting in harm and would not be deemed to constitute high-quality development at the site, contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan and Sections 12 and 16 of the NPPF.
2) The proposed dwelling, by virtue of its substantial bulk and mass, its excessive depth along the boundary and its close proximity to the built form of No. 9 Back Street; would give rise to a detrimental loss of light, overbearing impact and loss of outlook to this neighbouring dwelling, contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
