Conditions or Reasons:
1) The proposed extensions, in their cumulative form, would give rise to a complex/ convoluted appearance, which would not respect the design, modest scale and character of the existing dwelling. In addition, the extensions would comprise disproportionate additions and an overdevelopment of the host dwelling and plot, by virtue of the significant increase of the original dwelling's depth and adverse impact upon the private, rear amenity space of the dwelling. As such, the proposed extensions would not be considered to constitute high-quality design and would not preserve, sustain, or enhance the special character and significance of the Clophill Conservation Area, contrary to Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Sections 12 and 16 of the NPPF.
