Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

No development shall take place until an Arboricultural Method Statement has been submitted to and approved in writing by the Local Planning Authority. The Method Statement shall set out an acceptable level of access facilitation pruning and ground protection, as needed to implement the refurbishment and conversion works to the existing building. The tree work shall be undertaken at a minimum level required to achieve implementation of the planning consent, avoiding excessive, poorly executed, and disfiguring pruning work. The approved Arboricultural Method Statement must then be implemented in strict accordance with the required methodology, with the tree work being carried out by competent and qualified arborists, in full compliance with the working practices specified in BS 3998 : 2010 "Tree Work - Recommendations".
Reason: To ensure that trees protected under Section 211 of the Town and Country Planning Act 1990 are subject to a satisfactory level of ground protection and access facilitation pruning, with the tree work undertaken to a high standard of workmanship, so that the health and amenity value of the trees, and thereby their continued contribution to the Sewell Conservation Area, are not adversely affected, and that such works can have legal validity in respect of their Conservation Area status. No development in any circumstances shall commence until either of the following has been submitted to and approved in writing by the Local Planning Authority:
a) a licence issued by Natural England authorizing the specified activity/development to go ahead; or b) a statement in writing from the relevant licensing body to the effect that it does not consider that the specified activity/development will require a licence.
Reason: To ensure that the works do not result in any adverse impacts to protected species, namely protected bats. (Policy EE3, CBLP, Section 15, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained within the August 2024 Bat Emergence Survey report as already submitted with the planning application and agreed in principle with the Local Planning Authority prior to determination.
Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species. (Policy EE3, CBLP, Section 15, NPPF) |

The detached annexe hereby permitted shall only be used as an annexe/extension to the dwelling known as Whitehill Farm, Sewell Lane, and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit. (Policy HQ1, CBLP, Section 12, NPPF) |
