Conditions or Reasons for Planning Application - CB/25/00506/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 101C; 102A; 103E; Design and Access Statement (MDP Architects, rev B, June 2024)

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to development, including demolition of the existing outbuildings, an Arboricultural Impact Assessment and Tree Protection Method Statement shall be submitted to, and approved in writing by, the Local Planning Authority. The development, including demolition, shall be carried out in full accordance with the approved details. All works to or affecting trees on or adjoining the site shall be carried out in accordance with the relevant recommendations of BS3998 2010.

Reason: This condition is pre-commencement in order to safeguard existing trees in the interests of visual amenity and the widder setting of the Tempsford Conservation Area (Sections 12, 15 and 16, NPPF)
4) All external works hereby permitted shall be carried out in materials as stated on the submitted application form, Section 1.6 of the submitted Design and Access Statement and approved drawing ref: 103-E, and to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) The building shall only be used for purposes incidental to the enjoyment of the dwelling known as 53 Station Road, Tempsford.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area.
