Conditions or Reasons for Planning Application - CB/25/00558/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until the applicant or developer has secured the implementation of a Written Scheme of Investigation in respect of architectural recording, equivalent to English Heritage Recording Level 3, which has been submitted to and approved in writing by the Local Planning Authority. Development shall only be implemented in accordance with the architectural recording Scheme thereby approved.

Reason: To ensure that development is carried out in accordance with PPS5 Policy HE12, and the required building investigation and recording is undertaken to an appropriate national recording standard as defined and published by English Heritage in 2006 ('Understanding Historic Buildings; A guide to good recording practice').
3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.
