Conditions or Reasons for Planning Application - CB/25/00564/FULL
Conditions or Reasons:
1) The proposal due to its prominent siting adjacent the highway would appear incongruous within the street scene and would be harmful to the character of the street scene. Therefore, the proposal would be contrary to Section 12 the National Planning Policy Framework (December 2024), Policy HQ1 of the Central Bedfordshire Local Plan (2021) and Chapter 7 of the Central Bedfordshire Design Guide (2023).
2) The position of the proposed kiosk would be unnecessarily close to passing vehicular traffic and as such would unduly inhibit intervisibility between drivers and pedestrians using the zebra crossing. If permitted, the proposal would lead to undue hazards to road users conflicting with Policy T2 of the CBLP and Section 9 of the National Planning Policy Framework (December 2024).
