| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 101, 102, 202, 203, CBC-001
Reason: To identify the approved plan/s and to avoid doubt. |

Notwithstanding the details submitted with the application, full details of the proposed external materials, including finishes, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of building construction being undertaken on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: This is a pre commencement condition to ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full details of all new windows and external doors, including rooflights, shall be submitted to and approved in writing by the Local Planning Authority prior to any work of new window or external door installation on site, and the approved works shall thereafter be undertaken strictly in accordance with the approved details.
