Conditions or Reasons for Planning Application - CB/25/00606/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Site location plan
CBC-02 Block plan
Existing and Proposed North and South Elevations
Existing and Proposed East and West Elevations
Existing and Proposed Ground Floor Plan
Design, Access & Heritage Statement

Reason: To identify the approved plan/s and to avoid doubt.
3) No works shall commence until a detailed method statement, including details of the removal of existing materials ensuring minimal impact on the historic fabric, have been submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details.

Reason: This is a pre-commencement condition to ensure that the proposed work is carried out in a manner that safeguards the historic fabric of the Grade II Listed Buildings and their significance (NPPF Section 16)
4) No works shall commence until full details of all proposed materials to be used, including specifications for any replacements or repairs, have been submitted to and approved in writing by the Local Planning Authority. The details shall include information on their composition, sourcing, colour, and suitability for use in a historic building. The works shall thereafter be carried out in accordance with the approved details.

Reason: This is a pre-commencement condition to control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16)
5) All works must be carried out using appropriate conservation techniques and in accordance with best practice for historic building preservation. Where necessary, a suitably qualified specialist should oversee or undertake the works.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic fabric of the Listed Building and its significance (NPPF Section 16)
6) Should any previously concealed historic features be uncovered during the course of the works, all activity in the affected area must cease, and the Conservation Officer must be notified immediately to assess the significance and agree on an appropriate course of action in writing.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character, integrity and detailing of this listed building in all respects (Section 16, NPPF)
