Conditions or Reasons for Planning Application - CB/25/00646/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; PO1, PO2, PO3A.

Reason: To identify the approved plan/s and to avoid doubt.
3) Prior to the commencement of works, a detailed method statement and full details of all materials to be used, including specifications for any replacements or repairs, shall be submitted and approved in writing by the local planning authority. These should include details such as the removal of the window, ensuring minimal impact on the historic fabric, and information on the composition, sourcing, colour, and suitability of the materials for use in a historic building.

Reason: To ensure that the approved development is carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Policy HE3 of the CBLP and Section 16, NPPF).
4) All works must be carried out using appropriate conservation techniques and in accordance with best practice for historic building preservation. Where necessary, a suitably qualified specialist should oversee or undertake the works.

Reason: To ensure that the approved development is carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Policy HE3 of the CBLP and Section 16, NPPF).
