Conditions or Reasons:
1) The proposed swimming pool building would constitute inappropriate development in the Green Belt, which together with a loss of spatial and visual openness, would be harmful to the Green Belt. No factors that would amount to very special circumstances that would clearly outweigh the harm to the Green Belt by way of inappropriateness and a loss of openness have been demonstrated. The proposed development is therefore contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021) and Section 13 of the National Planning Policy Framework (NPPF) (2024).
